Bruce & Denise welcome you to their vacation homes. Bruce is a professor at the University of Pennsylvania School of Veterinary Medicine, and Denise is a retired marketing executive. A Farm in New York
In 2022 we purchased our second vacation home in Hancock, NY, where the east and west branches of the Delaware River meet. French Woods Farmhouse sits in the hamlet of French Woods, near Equinunk, PA, and a short drive from Long Eddy and Callicoon, NY. The area is renowned for east-coast fly fishing. The property features 12 acres of fields and forests, a private pond for swimming, floating, and fishing, plus a party barn. We hope you love it as much as we do!
A House in the Poconos
We purchased our Lake Naomi home in 2007. Our kids learned to ski and snowboard here, and we’ve celebrated many holidays with extended family. We still love the lake—especially the brilliant fall season. Our children are now adults, and we enjoy hosting them and their friends when their schedules allow. Since 2007 we’ve rented the house to hundreds of families when we aren’t using it. We hope you’ll check out our 5-star reviews. How can I get in touch with the hosts?

What are your booking conditions?
To rent French Woods Farmhouse or Lakeside on Lake Naomi, the primary renter must be 25+ and sign a short-term rental agreement and provide a valid driver’s license or state-issued ID.
French Woods Bed & Breakfast weekends are offered only to French Woods Festival of the Arts families and guests. To reserve, we require your name, phone, email, and a 10% non-refundable deposit; the balance is due 45 days prior to arrival.
What is your cancellation policy?
Policies vary by booking platform. On our website, we provide a 97% refund for bookings canceled more than 14 days before arrival. Within 14 days, reservations are non-cancellable unless we can replace your booking; in that case, a $250 fee applies. For Bed & Breakfast weekends, the 10% deposit is non-refundable; the balance (due 45 days before check-in) is 100% refundable if we can replace your stay.
Are the properties child-friendly?
Yes. Kids love swimming, fishing, ping pong, and playing on large lawns. Supervision is required for all water activities and hot tubs. At Lakeside on Lake Naomi, you’ll find child safety gates at the top of all staircases (plus an extra in the closet), a pack-and-play, and a high chair.
Do I need to bring sheets and towels?
No. At French Woods Farmhouse, all beds are made with clean sheets, blankets, pillows, and duvets. Bath and hand towels and washcloths are provided for two people per bedroom.
At Lakeside on Lake Naomi, a service delivers clean sheets and towels for 10 people. You’ll find these in bins on the front step upon arrival. Before departure, please strip beds and place all sheets and towels back into the bins outside the front door. Each bed includes pillows, comforters with duvet covers, and blankets.
What is included with my rental?
Both homes include sheets, towels, spices, coffee, paper products, shampoo, conditioner, soaps, hand soap, dish soap, laundry detergent, and toilet paper. Kitchens are equipped with plates, bowls, glassware, flatware, high-end cookware, and appliances. Both houses include a hot tub and a ping pong table.
Are there spaces to work remotely?
Yes. Both homes offer fast Wi‑Fi and work-friendly spaces. At Lake Naomi, the enclosed sun porch provides a quiet office area. At French Woods, there’s a dedicated desk and office chair in the office off the kitchen.
What is your smoking policy?
Smoking of any kind is not allowed inside or near open windows. If the house smells like smoke, a minimum $250 smoke-abatement fee applies. Outdoor smoking is permitted—please dispose of cigarette butts properly and never on the ground or patio.
Do you allow pets?
We welcome well-behaved pets. Please:
- Clean up after your dog and dispose of waste in trash cans.
- Keep dogs off furniture; use provided dog blankets if needed.
- Keep dogs leashed outdoors; no free roaming in the neighborhood.
- Crate your dog if left alone at the property.
- Note: a mandatory dog fee applies to all rentals.
Can I have a party at the house?
Parties may be permitted with prior approval and require separate fees and security deposits. Please contact us if you plan to host anyone beyond the guests listed in your rental agreement.
Does my Pocono rental include membership in the Lake Naomi Club?
Temporary Lake Naomi Club memberships are available for an additional fee (Saturday–Saturday) and are limited each season. Amenities include multiple pools, clubhouse, sailing lessons, tennis, pickleball, golf, kids’ camp, fitness, and more. Membership is not automatically included. Please ask about availability for your dates.
Do you offer lodging for French Woods Festival Camp visiting days?
We are located less than a mile from the French Woods Festival of the Arts camp. During the first four family visitation and performance days, we offer Bed & Breakfast stays for visiting families, including dinner before the first-night performances (tailored to dietary needs) and full breakfast each morning. What special services are offered at French Woods?
We partner with local providers in Hancock, Long Eddy, and Callicoon to offer add-on services such as catering, on-site yoga, massage, reiki, fly-fishing instruction, and transportation. For details, see our French Woods visitors guide.
Is the French Woods Barn included with my French Woods Farmhouse stay?
No. The French Woods Barn event space and the French Woods Barn vacation rental are separate and not included with the Farmhouse rental. Please contact us if you wish to utilize these spaces.
